Cook County Re-Zoning Project Approved

Maurides Foley Tabangay & Turner, LLC secured another zoning change for one of its clients. This project involved a client’s building at the northeast corner of 131st Street and 104th Ave in Palos Township.

The property was improved with a three-story office building with approximately 35,000 square feet of gross leasable area on two floors. The building was constructed in 2005 and was previously approved for medical offices only as part of a special use permit granted for a Planned Unit Development (PUD). The client wanted to expand the uses in the building to include other professional offices.

Since this property is located in unincorporated Cook County, Attorney George Maurides contacted the Cook County Zoning Board of Appeals (ZBA) regarding their specific requirements for obtaining an amendment to the Cook County Zoning Map. Together with our client, Attorneys Maurides and Patrick Turner commenced the lengthy amendment process; obtained the required materials; and submitted a package for the ZBA’s consideration.

The Cook County Board of Commissioners approved the requested Map Amendment on March 12, 2014. The zoning was changed from R-7 to C-2 to expand the permitted uses in the building to include other office uses as desired and to amend the PUD
